There is a battle against "height" in the back of redevelopment.

As you all know, several redevelopment plans have been steadily progressing around Nihonbashi over the past few decades. In particular, the Torch Tower project, which is the culmination of the Tokiwa Bridge Project in front of Tokyo Station, is scheduled to be completed in FY2027.

By the way, we were able to build this skyscraper here because it was outside the restricted area of a law. Conversely, Tokyo Midtown Yaesu, which opened its grand opening on March 10, is 240 meters high, but it was not possible to build a building with a height of more than 300 meters in Yaesu like a torch tower.

"Tokyo Midtown Yaesu" and "Torch Tower" are only about 700 meters away in a straight line. I would like to introduce the differences in the construction of these two locations.

The key is the distance from Haneda Airport.

Under the Aviation Law, which stipulates the operation of airplanes, etc., the height of buildings around the runway is restricted so that airplanes can take off and land safely.

The content of the restrictions varies depending on the distance and angle from the airport, but the following restricted surfaces are particularly affected around Tokyo Station.

Conical surface (Article 56, Paragraph 3 of the Civil Aviation Law)
Applicable to areas surrounded by a radius of 4,000m to 16,500m from the airport mark

The straight line distance from Haneda Airport to Tokyo Midtown Yaesu is about 13,700m, and the torch tower construction site is about 14,400m, so if you look at the distance alone, both will fall on the conical surface.

However, as a matter of fact, since passenger aircraft do not fly low above central Tokyo, deregulation has been deregulated at locations that are far from the direction of entering the runway, and the distance to which the conical surface is applied is shorter.

The large green circle on the left side of the figure above is the height limit of Haneda Airport, but the sea side covers the restricted area, but there are areas where the restrictions are partially relaxed on the land side. The green area on the north side of Haneda Airport is just around Tokyo Station and Tokiwa Bridge.

If you expand the restricted surface around Yaesu and Nihonbashi, you can see that the restricted area is the south side of the northern end of Tokyo Station and the north side is outside the restricted area.

Estimated from the distance, the height limit near the red line, which is just the boundary, is about 260m. From there, every 50m approach to the airport, the building limit will be reduced by 1m. Strictly taking into account the altitude, the area near Yaesu, which is the south side of the restricted line, can only be built lower than about 250m.

For this reason, it can be seen that not only "Tokyo Midtown Yaesu" in the restricted area, but also the redevelopment of "Nihonbashi 1-chome East District", which is scheduled to start operation in 2030, is attacking the height of the limit.

In the "Nihonbashi 1-chome Middle Area", it seems that the construction of a skyscraper was permitted at the last minute because it was just at the border of the restricted area.

"Yaesu" and "Nihonbashi" are undergoing redevelopment at the same time in the same Chuo-ku area and close area, but I feel that the state of the city is likely to change significantly even if the height of the completed building is slightly different, and I am looking forward to completing it more.
