Other than residents can use it! A secret night view spot in an effective open space
Hello. I'm Hanes, an active correspondent.
I'm not good at hot summers, but I've been inactive recently, but since the heat has gradually eased, I went cycling for the first time in a long time ^^
The destination is a night view spot in a tower apartment that I've been worried about for a while!
On the Internet, it was written that "You can use it 24 hours a day even if you are not a resident", but departed with half confidence at sunset time.
As a result, I found that the night view spots that I was worried about were really a resting spot where anyone could use them 24 hours a day and enjoy the night view enough.♪
So, this time, I would like to introduce not only what kind of night view can be seen, but also why it is recommended and why it can be used freely.
THE TOKYO TOWERS
The night view spot introduced this time is located at the Tower Mansion THE TOKYO TOWERS in Kachidoki.
This apartment can be called a big town consisting of a mid tower located on the city center, a sea tower located on the sea side, and Seaside Annex, a sports facility exclusively for residents.
Even though I had passed by side, I never thought there was a nice place that could be used by non-residents.
This is the west side that can be seen when accessed from Tsukiji through Loop Route 2.
When I went to this night view spot for the first time, I was wondering where to access and how to get there.
So, I will briefly introduce the access method so that you can go to your destination without hesitation like me!
There is such a terrace on the upper floor, and you will be invited by a blue light to go ahead.
Another escalator is visible (there are stairs), so go to the upper floor.
Then you will enter the open space between the tower and the tower.
There are also chairs that are perfect for spending a relaxing time while listening to the sound of water flowing.
When you look up at the sound of a helicopter heard from the sky and raise your face, you will see a skyscraper (a high-rise twin tower 58 stories above ground).
You can see the Rainbow Bridge by moving to the calm view deck located on the Asashio Canal side.
Also, as shown in the top image, you can see the surrounding tower apartments, the illuminated Asashio Kobashi, and the boats coming and going through the Asashio Canal to your heart's content.
And it's good to cross the Asashio Kobashi and go to the opposite bank.
It is a good walking course for the cool evening, and there are relatively many users regardless of men and women of all ages because of this luxurious night view.
"Central Park" between the two towers, "Cherry Garden", a cherry blossom park at the southern end of the site with 15 oshima cherry, and "View Deck" on the roof of the Seaside Annex.
All of them are special spaces that seem to be abroad at a sudden moment.
Although it is a place where people living in the vicinity go when they move, it is a very secret place as a night view spot ^^
What is an effective open space?
At the same time, I thought, "I would like to go there once!", And at the same time, "Is it okay for non-residents to use the space that is part of the tower apartment?"...Some people may still feel uneasy.
So why can anyone use it freely?...The reason for this is "effective open space" (roads, parks, parking lots, etc. that are considered effective for urban environmental improvement and disaster prevention), and the bulletin board at some places on the premises is as follows .
"These plazas and passages were established by city planning to determine promotion zones such as redevelopment based on the City Planning Act as vacant lots effective for the maintenance of the area environment. Except for the top part, pedestrians can freely pass or use on a daily basis. Buildings in this area have been certified based on the provisions of Article 86, Paragraph 1 and Article 86-2, Paragraph 1 of the Building Standards Act. "
In the figures on the 1F and 2F, 3F, and RF, the part corresponding to the effective open space is painted in gray, and the range that can be used with peace of mind even if you are not a resident is obvious!
Details will be omitted, but if such a space is set up on the premises under certain standards and it is recognized that it will contribute to improving and improving the environment in the urban area, floor area ratio restrictions, diagonal line restrictions, and absolute height restrictions will be eased .
Looking at the outline of THE TOKYO TOWERS properties that are actually open to the public, the floor area ratio (total floor area of the building / site area) is 960%!
It is no exaggeration to say that by establishing this space, this fine high-rise apartment has been created.
Looking at Chuo-ku from a city planning point of view, Kyobashi Edgran, open spaces (open spaces on buildings and condominiums, open spaces such as promenade, Sankun Garden, Pilotti, etc.) and high-rise buildings with effective open spaces have increased.
In such open space, events such as marche and festivals are held, and it is open to the public as a place for relaxation (* Of course, it is not possible to use it anywhere in such open space.)
The splendid buildings and condominiums made by redevelopment are all impressive.
You should not enter the premises unnecessarily, but I'm glad that you can use such a wonderful place that is open to the public.♪
In the future, I would like to pay attention to the effective open space and open space that can be used by the general public. ^^
